I wanted to let you know that the launch of Dutchman Woods last weekend was a huge success! Over half of the single family home lots have been put under contract.
The remaining lots continue to be offered at current pricing, but only until May 15th. Please see the attached list regarding what is available and what is now Under Contract.

$4.6 million under the EE , I would of never guessed! It must of had alot of fat in it! And none of the bidders exceeded it. I guess the project will be moving foreword.

Not at all, the budget estimate was actually about $1.8 million low. If you take the average of all 6 bids received, the budget estimate was $1.9 million low. If you throw out the highest bid and the lowest bid received, the budget estimate was about $1.8 million low or about 9%. Only 2 bidders were under the $20,200,000 budget...but it only takes one.
The low bidder Casella left almost $2 million on the table ($1,953,800 to be exact) or about 11%. How would you like to take a project knowing that you could have had almost $2 million more in your bid and still won the project? Casella is now scrambling to see why they were so much lower than everyone else. The number 2 bidder Kubricky is feeling great about their number and hoping that Casella walks but that is unlikely given that they will forfeit their bid bond. Sometime's contractors are hungry and they really want a particular project and they get too aggressive, sometimes they simply made a mistake and underestimated a particular element of the project.
Regardless, it was a successful bid for the Town of Killington and the project will move ahead.
The big question now is, once the contract has been signed in about a week or two, will we see a big multi-year announcement from POWDR/Killington about upcoming on-mountain improvements to help support the real estate sales slated to begin ahead of the 23/24 ski season. I think it's almost certain, what say you?

I'm pretty sure this one would have been 5% which equates to about $1.1M for this project. It might have been 2%. Either way it's a lot of money for a contractor to forfeit, although it's not uncommon for the bid bond to be waived if the low bidder claims hardship as long as there is at least one other bidder that is under budget and is willing to take the project. Bid bonds can go as high as 10%, ever higher for federal projects, but typically the larger the project the smaller the bid bond will be percentage wise.
Has anyone heard anything new about this contract? My understanding was that work was supposed to have started by late summer.
They might have been waiting for the above-mentioned federal grant to be awarded before issuing a notice to proceed but I doubt that is the case.

Yeah, I'm still skeptical this village will ever happen. We'll see. Definitely a lot further along than it's ever been though with plenty of money flowing in from many sources. Hoping the town doesn't get screwed which, in turn, means I will get screwed also being a 2nd homeowner. I'm happy with K resort just blowing more snow! I can see a massive construction mess for many years once/if the village construction, road construction, waterline, etc... kicks off.
