Any recent news on the Killington Village Six Peaks Project?

Is there any recent news on the Killington Village Six Peaks Project? (http://www.livekillington.com" onclick="window.open(this.href);return false;)

I see the press releases seem to have slowed down, and that the patent for the name needed to be renewed this summer for lack of use.

From my readings on the subject it seems pretty much everyone acknowledges this project is sorely needed.

But my effort to register on the project website for more information was not even met with a reply email.

Anyone have any insider news?

Welcome to KZone. Where do you own on East Mountain road? You can PM me. I own there also. There's nothing on the village. They eliminated the lawsuits and had the act 250 approval and were all clear to move ahead early last year and were supposed to start looking for a developer and have one by the end of last summer and here we are 1 1/2 years later and haven't heard or read anything since. There's many threads on here relating to the village with maps, drawings, different versions of Phase 1, etc... Believe it or not, this has been going on for over 10 years now with SP Land!

My opinion and only an opinion, suggested by two recent events:

1. The Bear revitalization project that includes development of residential real estate at the base of Bear Mountain. The resort would probably not do this project in tandem with another developer if they had any thought that the village would get started any time soon. You don't go into competition with your partner, assuming they even think they have a viable partner at this point.

2. Start up of village development requires the relocation of Killington Road from below Rams Head to well past the medical clinic. The resort has recently repaved the majority of that roadway section, something you would not expect to happen if the resort had any thought that the village would begin construction in the reasonably near future.

Look at those two decisions and you can only conclude that the village development is a non-issue in the near term in the resort's thinking at this point.

And over in Bridgewater, Steve Selbo's (SP Land's grand poo bah) house is up for sale. Hmmmmm....sure it's just a coincidence. Not.

Isn't the section below East Mountain Road maintained by the town (or even the state)? I don't think it becomes a private road until the drag up to K1.

Thought it switched over right after the Lookout, just before the sign with all the nice mulch on the right.

The Spruce Glen trailside condo complex sold last year for $350,000 total for four two bedroom units. Rutland area real estate is closing at $90-110 per square foot. They need to get $500 per square foot for the Killington Village project to move forward. Numbers just come up too short at this time.

Killington real estate is hot right now according to Prestige Real Estate.

When K was sold in many pieces it just created such a mess. Can you imagine the craziness if Vail bought the land from SP? :shock:

I don't think SP will ever develop the land. IMHO clearing these hurdles is just to make it salable.

Opinions from Prestige or any other real estate or local person is not worth the electrons it is printed with. Sit at a bar with 10 people and 5 will say it's a buyers market and 5 will say it's a sellers market. Each group will offer justifications as to why. Same story every year, every season.

Look up the sales figures in units sold year over year for Killington and surrounding towns. Where's the market going?

One or two little farts plus or minus in a small market does not make a "hot" market.

Thanks for the comments everyone. It looks like I got the insider information I was looking for.

Based on the comments here, I'm not going to hold my breath for the Village getting built anytime too soon.

Also I'm sure with all of the resent acquisitions by Vail and Alterra any decision making folks around Killington are waiting to see what happens, or if someone is going to come to them with a big bag of money for a buy out.

Also I'm also very happy with the upgrades they are doing this summer, if they can continue with incremental upgrades that would be great, and the idea of the Pico interconnect is also an exciting prospect, although I know it is just as, if not more questionable as the Village at this time.

Although POWDR did extend the construction permit for the interconnect. I guess we'll see...
